Basically, when most people reach out to friends and family to get them to invest in their deal, they sound something like this….
“Hey! I know it’s been 9 years since we talked, but here is a 5.5% cap rate, right outside of Dallas that is going to produce a 15.67% IRR. It’s a $100,000 minimum.Are you interested?”
Unfortunately, this basically never gets a positive response.
And then, it’s a dead end…
There’s nowhere to go.
