E58 – Scaling From Triplexes To Purchasing A 225-Unit Apartment Complex

When it comes to investing in real estate, you may find it hard to determine where your money should go. There are duplexes, fourplexes, small apartment complexes, and even large ones that contain over 100 units. How do you decide where to invest? Today we will talk with a syndicator who has been involved in a variety of different transaction sizes from triplexes to sizable apartment complexes.

Our guest for today is Jeff Greenberg, MBA who has over forty-five years of experience in management, staff supervision, development, and training. Since 2007, he has been investing in multi-family and student housing assets in emerging markets. Jeff is currently the CEO of Synergetic Investment Group, LLC (SIG) which has been involved with multi-family or student housing properties worth over $30 million and consisting of over 800 units.

Today we are going to discuss…

  • Why our guest won’t consider investing in a 4-plex and exclusively focuses on $10mm+ purchases
  • High level review of the underwriting assumptions of a property he is currently in the process of closing
  • Summarize the projections in terms of T12 NOI vs. Year 6 NOI and the implications of this from an equity and cap rate standpoint
  • What you should do if you are just getting started and want to raise your first $1mm
