One of the many benefits of investing in real estate is the ability to add value and refinance in order to return a significant amount of your originally invested capital. In fact, sometimes, you can even refinance more than your original investment amount, which allows you to grow your portfolio much more quickly.
The key to this strategy is that when you refinance a property, you do not pay taxes on this transaction because you do not technically accept a gain. In fact, you are essentially just borrowing more money with the same property as collateral.
Many of the real estate moguls out there attribute a substantial portion of their growth because of this one strategy, because of how favorable it can be.
